Selling your home or investment property is a big decision and the process will involve a lot of time, effort and money. You are likely to encounter unforeseen circumstances which is why it’s a good idea to hire an agent to help you sell quickly and get the best possible price.
There’s a reason why homes sold without agents sell at lower prices and are on the market longer, which is not the ideal outcome for a seller. The numbers don’t lie – so here’s how you can find the best agent to sell your home.
With such a valuable asset, you don’t want to just jump into bed with the first agent you meet with. It’s wise to meet with a couple of agents and ask them the same set of questions to determine who will be the best fit for you.
Don’t always just go with the agent who gives you the highest price. Not all agents are honest and some will exaggerate just to get the listing and the commission. Pick an agent who you feel you can trust and will keep you informed every step of the way.
Look at references and results
Agents will be able to provide you with properties they have recently sold and any testimonials so don’t be afraid to ask them for that information. You can ask them if any of their previous clients were particularly happy with the service the agent provided or if any of them were really unhappy with the results. You can also ask agents for contact information of people they’ve sold properties for so that you can reach out and ask them yourself.
You should also ask if they have experience selling home similar to your own. That way you can get a good idea of how they will handle things and whether they are likely to be able to sell yours quickly and for a good price.
Bear in mind that while a good track record is important, you shouldn’t base your decision solely on this. Agents who have been in the game for a long time can become complacent – it can pay off to go with the underdog who will work extra hard to get you the best results.
Do a bit of research
Shocking right? We never tell you to do research before making a decision! But we only say it because it’s so important.
Check out the agent’s listings and reviews online. You can do this on their website or on websites such as Domain and realestate.com.au. We live in a digital world and the majority of buyers now begin their property search online, so you want to have an agent that is familiar with online marketing and can use it effectively.
Check whether their marketing strategy is a good fit
Now that you’ve looked at their website and past sales, you should have a feel for what types of properties they are good at selling. For example, they might typically sell prestige family homes in an area with good schools or they might typically sell one bedroom apartments in the CBD and surrounding suburbs. The marketing strategy for these two types of properties will be very different as the demographics of the target buyers are different.
Ensure their strategy aligns with your property and what you see as the target buyer.
